Entrepreneurial brothers launch new property venture

Commercial Property agents attending the launch of a new property investment company, Illuminating Investments Ltd, were able to get a bird’s eye view of the company’s first development Photon Park, in Normanton, near Wakefield, West Yorkshire, by taking a complimentary helicopter trip.

Launched by Yorkshire entrepreneurs and brothers, John and Michael McDonnell, Illuminating Investments took agents on helicopter flights over the site to observe the development from above.

Photon Park is a modern, energy efficient development, comprising of two buildings with expansion land for further future development.

The first building has 30,350 sq ft of open plan office space over two floors, with the second made up of 47,500 sq ft of manufacturing and/or warehousing space with 6,500 sq ft of office accommodation on the first floor. There is also 2.9 acres of expansion land, with potential for a unit up to 44,000 sq ft to be developed.

Both buildings constructed on the site have been finished to a high specification, with the office building offering energy efficient LED lighting, full air conditioning, gas central heating, CCTV security, a bespoke designed reception suite, CAT5 cabling and 163 car parking spaces.

The facility is fully heated and cooled with 15% roof lights to optimise natural lighting, as well as solar panels, floor loading to 50KN/m2, a high quality curtain walling and glazing system, a canteen that can cater for 120 covers and 81 parking spaces. It is also prepared for compressed air supply, making the building ideal for industrial businesses.

Normanton is widely regarded as one of the major manufacturing and distribution hubs in the North of England. Occupiers include HSBC, Asda, Royal Mail, Boots and Bosch.

John McDonnell commented,

“We are really excited about Photon Park and were very pleased with the reaction from agents at the launch event. Whilst this is our first development, we are also looking at projects in Wakefield and Huddersfield and are on the look out for more.”
